Where the home goes matters. Delivery distance, how easily a crew can reach the site, and whether the property sits in a flood zone can all influence the final figure. Placing a home in an established community is often more predictable than developing a rural parcel from scratch.

The market

Like anything else, manufactured homes are affected by the cost of materials and transportation. The encouraging part is that factory building is far more price-stable than traditional construction, and manufactured homes still cost dramatically less per square foot than a comparable stick-built house. Nationally, a new single-section home averages around $87,000, and manufactured homes routinely come in at roughly half the per-square-foot cost of site-built homes.
